The Cost Of Listing Your House
It may seem counterproductive to pay someone to list your house for you when all you want to do is make money from selling it. You may be under the impression that you have to spend money to make money in real estate and this can sometimes prove to be true. The house you are trying to sell for a profit should be in good condition. If it isn't, you cannot expect to get a fair price for it so putting in the necessary repairs, upgrades, and even staging effects can be a great way to make a profit on the sale. There are times, however, when the overall cost of marketing and listing will be too high for you to make a profit. In this case, you are being told that money has to be spent and it will pay off in the long run but you aren't too sure this is true. What about all the free listing sites? Isn't it possible to print off some fliers and leave them in various places around town for a minimal cost?

It's THAT expensive to list my house?

If you are wondering about the seemingly high cost of listing your house for sale, you are not alone. Every month people take their homes off popular listing sites and fire their real estate agents for lack of performance. When your agent isn't performing at the level you expect, you can use the contract with them to fire them. Yes, you can fire a real estate agent, but it can be a costly process. You will have to prove that they were not as aggressive as they should be and that in and of itself can be difficult. A better way to ensure your house is marketed correctly and that you experience success is to cut the costs and do it yourself.

Selling a property on your own can be overwhelming but if you stay focused on the hassles avoided and the money saved, you can keep your focus on the goal. You don't need to use an agent, which means you will have to pay some of the advertising costs up front. When you use an agent, you wind up paying these same costs, just at the closing table. It is usually significantly more as well.

Here are some of the costs you can expect when you list the house on your own:

* Printing Costs

Fliers, postcards, and even business cards can help your listing be remembered when people look at it. They can walk away with something tangible to talk about in the car or with others when they get home or back to the office. You shouldn't neglect the value of giving people written information with pictures on it.

* Signage

You should have a sign in your yard with fliers. This allows people to drive by and take information so they can know immediately the price, square footage, and the amenities. People want immediate information in this information age and if they can't find it quickly, chances are they won't pursue it any further.

* Necessary paperwork- Don't neglect this step of ensuring your legal issues are covered. You don't want any problems in the future with a legal issue so the best way to avoid that is to hire a lawyer or pay for reliable contracts. This is not an area where you should skimp.

* MLS exposure

If you want the exposure of the MLS (multiple listing service) you are aware of the benefits of this service. It is not possible to do without an agent. You can, however, find a brokerage service in your area that offers a flat fee in order to list your house. There are some that will only charge you for the listing and not do any work for the listing. It is important to understand that they will not do any work for the listing. The majority of companies that do this will charge a fee around $500.00 or less. You cannot expect them to do any work but it can be listed on their site as a potential property.

Those are just a few of the necessary expenses.

The most crucial investment will be your MLS listing though. It also is the most tedious and requires the most attention. If you decide to list on the MLS with a flat fee agency, you will have to stay abreast on the listing details. You are responsible for the information that is propagated within the MLS and on your advertising. If you aren't sure of the specifics, don't guess but rather use a N/A or some other distinguishing answer that alerts potential buyers you don't actually know. By stating the wrong information, the buyer assumes you know the answer and will take your word for it.

If you list your home on the MLS and it expires, you are responsible for renewing the information and making sure all the details are included. When you list in the MLS, other agents assume they will be paid a commission. You must clearly state the amount you will be paying other agents. You can be in a great deal of trouble if you aren't clear in your listing with items such as this. If you aren't careful, the listing can expire. This means all the work and care you took to list it will be discarded and the money you put into it will be wasted.

When you list with various listing services, you are paying for the exposure the property gets online. If the listing is no longer valid, the property can still be out there for others to see yet it isn't valid and this can be a hassle to you because people may be driving past your house thinking it is for sale. Uncertainty is never a good attribute for buyers to have about your house so keeping all the information current and correct on your online listings is crucial to your marketing success. Buyers in this market want to know the exact details in a short amount of time so they can quickly compare your house to the many others on the market.
