You Could Be The Victim Of A Zombie Foreclosure
Have you ever heard of a zombie foreclosure? No, it's not a new movie or reality show. It is a real phenomenon sweeping the nation and growing by the month.

It is no secret that foreclosures have been on the rise, but that number isn't completely accurate. The amount of foreclosures present right now only represents a portion of the actual foreclosures!! There are properties that bank just hasn't declared as foreclosures yet. The bank hasn't even through the process of taking possession of them! This creates a scenario where the previous owner is still on the title to the house.


What happens when the grass needs mowed and the HOA fines the property? What happens to the property taxes that are owed if the owner moves out, under orders from the bank, but they are still listed on the title to the house?

The property owner is still on the hook for the house until someone else puts their name on the title. It doesn't matter if they were under the assumption they were losing their house. This is called a zombie foreclosure. It is the house that just won't die and give the owner a chance to move on.

Zombie foreclosures are haunting homeowners.

Some of these zombie foreclosures are coming back to haunt the homeowners years later. One property owner found he owed back property taxes on the property when the bank said he could walk away for a deed in lieu of foreclosure. He and his family packed up and moved out so the bank could take over the house. This never happened and his name is still on the title for the house that he hasn't lived in for almost 4 years. It hardly seems fair that he moved out and has tried to move on but can't because the bank can't get their act together.

One of the easiest ways to prevent these zombie foreclosures is to continuously monitor your credit, if you are someone who went through a foreclosure. You will see bills such as a 2nd mortgage, property taxes, even liens on the property on your credit report. When this happens, you can assume you have a zombie on your hands and it is up to you and only you to eradicate it for good. The zombie property will continue to decrease your credit score and make your life very difficult when it doesn't have to be.

Avoiding foreclosure is another way to safely prevent a zombie foreclosure.

It is always desirable to sell at a lowered price or even have a quick house sale to avoid the possibility of a bank not completing the transaction and leaving you stuck with the house. In some way, shape or form, you can still be on the hook for the house and it can ruin your life.

The trauma of the foreclosure and being forced to move is bad enough for your credit and your future home buying possibilities. With the threat of continuous bad debt coming with it, you MUST check your credit. You can also check with your finance companies and local court houses to see if your house ever went up for auction. In many counties across the nation, you can do a quick title search and figure out if the title to your house was change or if you are still on it.

Check the tax appraisal district records, which are usually online and available to the public and look at the owner of the property. If you did experience a foreclosure, you should see the name of a bank or other institutional type's name. If not, you need to start making some phone calls so you are not a victim of a zombie foreclosure, too.
