Don't Play The Waiting Game - Sell Before Fall!
With summer finally here, everyone starts to think about fall and even begins making fun plans. Vacations, Christmas, New Years, family visits, and so many other things happen when the leaves start to turn. Did you know it is also considered the best time of the year to buy or sell a house?

Spring and summer always tout the highest sales numbers and many agents will prepare all winter for the busy months of spring, summer, and sometimes even early fall. With that being said, you are probably going to wait to list your house until next summer, right?

Not if you're smart. You should want to get it sold, NOW!

Here's why:

Agents are super busy during the spring and summer months. Houses that will sell fast and for a high commission are their top priority. After a boring winter with less sales, they need to play catch up fast on their own finances. This is the time of year they can "feast" instead stand to "famine" like they do during the other seasons. If you have a standard home in a moderate price range, you may not be high on their priority list. Sell your house now and you can avoid the wait.

Your competition will be fierce, to say the least. With a high inventory, home buyers and even investors can be picky. They will pick the best deals and who can blame them? If you could choose the very best option, you would!

Title companies, lenders, and even banks can get backed up from the paperwork and demand increase. This means it could take you longer to close, longer to get funding, and even longer for the necessary inspections. You don't want to spend those beautiful spring days in a line at the bank, do you?

You'll be busy with activities and all the fun things that come with spring and summer. Do you want to have the house ready for showings when you just get home from a vacation or risk having a showing when you're not home for several days? It can be disastrous if a potential buyer flushes a toilet or leaves lights on and you end up with a problem in the house and you're on vacation.

Not only will home buyers be choosy but the investors will be as well. When you think of the house buying investors, you may think of the ones that will buy any house, in any condition, for cash. While that is still true, they may not buy certain houses when they have the choice. If there current portfolio has a lot of 3 bedroom homes, they may want to branch out to larger homes or even smaller homes. If they have a lot of homes in one neighborhood, they may want to try a different side of town. So the investors that you may have thought of as a fallback plan may not even want your house if you wait too long.

You need to beat the rush of spring and summer.

By having your house ready to be sold now, you can do just that. Take into consideration that people are always moving. People move on Thanksgiving, Christmas Eve, their birthdays, and every other day of the year so it stands to reason that someone will need to move into your house. In that case, you need to have the home ready for the market so you can attract any and every buyer that is looking right now. You will have to make the necessary repairs to the home before selling so it will be appealing and draw in buyers that may be on the fence about buying right now.

Buyers these days are holding out for the right property.

There are many deals out there for anyone with the time to wait and look. Even the investors are being more selective at certain times of the year when they can be. You may need to lower your asking price, put in some repairs, and be willing to wait a while if you put your house on the market when everyone else does.

As the selection increases, so do the possibilities.

You will have potential homeowners visiting several houses on numerous occasions with everything from tape measures to their mothers-in-law so they can make the best decision. With time comes more competition, which means your house will just blend in with the others.

What if you sold it next week and could enjoy the summer and fall to come in a new area with new activities? Have you ever noticed how friendly people are when they are planting flowers, mowing their yards, and going for walks and the weather is reasonable? This is a great time to be in a new area and meeting your new neighbors. You can't move forward with the new house until the old one is sold, so what are you waiting for?

It may be enlightening to realize that with every passing day your house doesn't go on the market, another house is getting upgrades and improvements to be better than yours. Too many times a seller will put their house on the market with what they think are improvements only to visit an open house down the road and realize they should do more. They don't have the time and so the best course of action is to lower the price in order to compete with the house down the road.

There is a way to avoid the biggest downfall of real estate, competition. By putting your house on the market early or even selling it early to an investment company, you are able to get the best deal for your situation and work the deal a bit in your favor. You are not trapped and you and the buyer are on equal ground. This is important when making the closing table negotiations so each side walks away from the transaction, happy. Waiting may seem as though you are being patient but in reality, you are losing money. The longer you wait, the more you could lose.

Don't take a gamble on time!

Put your luck in your own hands by starting the home sale process a little early. Fall is just around the corner, so why not get a head start?
