Here are some quick and easy steps you can take and complete in one weekend in order to stage your house for a successful open house. Before you begin, you have to look at your entire property through another person's eyes. What would you notice? What would draw you into the house? Think as objectively as possible and it can even help to ask a friend or neighbor to walk through your house and give their honest opinion. Remember that it is not a negative reflection on you if they find a problem with the house but think of it as money in your pocket as the closing table when you can sell the house for a fair price.

1. Less is more.

One of the best things to remember when staging is the simple concept that less is more when it comes to accessories, furnishings, scents, and all the extras you may think will push you to the top. When you overcompensate for something, or even give the appearance of that, potential house buyers will wonder what you are covering up. For example a major pitfall sellers fall into is over use of scents. Too many candles, cookies baking in the oven, air fresheners all over the house, and even the smell of cleaning products can cause buyers to wonder what smell you are covering up. When a buyer begins to assume and conjure up ideas in their heads, it is rarely positive.

2. Eliminate all clutter.

You've probably heard this before but it can't be stressed enough. Go through your house with a box and just pack up the clutter. Then the next day, do it again! You may see things as decorations but that ivy on top of your kitchen cabinets can detract buyers from the beauty of the cabinets and they will just see the dcor. Buying some storage bins and packing up some stuff will even help you when it comes time to move!

3. Clean, clean, clean!

Buyers want to see a house in its best condition, and you want them to too! You don't want them to see it as a "fixer-upper," so make sure it doesn't look that way. Be cautious to not use products with strong smells though. When buyers walk through your house, you don't want them to get a headache and be forced to leave. They will not believe the smell will ever be gone and your house will be off the list. That is dramatic, yes, but true of buyers who may be sensitive to smells.

4. Showcase the features of your home.

If you have a beautiful fireplace, position the furniture to face it instead of the television. Even if you just do this for the open house, you want the people walking through the house to see its best features.

5. Don't forget the outside.

Ensure the outside of the house is clean and clear of bugs. Many buyers are turned off by bugs in another person's house. They know an occasional spider or wasp nest will occur but they don't want to see that in a house they are buying. It is easy enough to clean up the outside and you can be sure they will notice the negative, when it is present.
