1. Less is more.

One of the best things to remember when staging is the simple concept that less is more when it comes to accessories, furnishings, scents, and all the extras you may think will push you to the top. 4. Showcase the features of your home.

If you have a beautiful fireplace, position the furniture to face it instead of the television. Even if you just do this for the open house, you want the people walking through the house to see its best features.

5. Don't forget the outside.

Ensure the outside of the house is clean and clear of bugs. Many buyers are turned off by bugs in another person's house. They know an occasional spider or wasp nest will occur but they don't want to see that in a house they are buying. It is easy enough to clean up the outside and you can be sure they will notice the negative, when it is present.
