You don't need to use an agent, which means you will have to pay some of the advertising costs up front. When you use an agent, you wind up paying these same costs, just at the closing table. It is usually significantly more as well.

Fliers, postcards, and even business cards can help your listing be remembered when people look at it. They can walk away with something tangible to talk about in the car or with others when they get home or back to the office. You should have a sign in your yard with fliers. This allows people to drive by and take information so they can know immediately the price, square footage, and the amenities. If you want the exposure of the MLS (multiple listing service) you are aware of the benefits of this service. It is not possible to do without an agent. You can, however, find a brokerage service in your area that offers a flat fee in order to list your house. There are some that will only charge you for the listing and not do any work for the listing. It is important to understand that they will not do any work for the listing. The majority of companies that do this will charge a fee around $500.00 or less. You cannot expect them to do any work but it can be listed on their site as a potential property.

Those are just a few of the necessary expenses.

The most crucial investment will be your MLS listing though. It also is the most tedious and requires the most attention. If you decide to list on the MLS with a flat fee agency, you will have to stay abreast on the listing details. You are responsible for the information that is propagated within the MLS and on your advertising. If you aren't sure of the specifics, don't guess but rather use a N/A or some other distinguishing answer that alerts potential buyers you don't actually know. By stating the wrong information, the buyer assumes you know the answer and will take your word for it.

If you list your home on the MLS and it expires, you are responsible for renewing the information and making sure all the details are included. When you list in the MLS, other agents assume they will be paid a commission. You must clearly state the amount you will be paying other agents. You can be in a great deal of trouble if you aren't clear in your listing with items such as this. If you aren't careful, the listing can expire. This means all the work and care you took to list it will be discarded and the money you put into it will be wasted.

When you list with various listing services, you are paying for the exposure the property gets online. If the listing is no longer valid, the property can still be out there for others to see yet it isn't valid and this can be a hassle to you because people may be driving past your house thinking it is for sale.
