Finding a professional in any market can be overwhelming.

How do you find a real estate agent?

1. You can ask your friends and family for referrals.

Keep in mind, however, that when you do ask them, you better use who they recommend. If you don't and your deal goes south, they will blame you and your poor judgment for not using who they recommended. It can also create strained relationships between you and your friends if you decide "their" agent isn't quite cutting it.

2. You can go to an open house in the area and get to know the agent there.

Be sure you talk to the agent and not their assistant or the nervous agent getting names and taking coats. Many times, the agent with the listing will ask a junior agent in their firm to host the open house so they can pursue other deals. If you're not careful, you could wind up agreeing to list your property with an agent who just finished their real estate classes and has no experience.

3. You can stop by one of the hundreds of local real estate offices.

Do you go to the one with a beautiful office, which means high overhead costs but also a more professional look? Or, do you go with the office that seems more down to earth but may lack in professionalism? Do you go with a nationwide agency or a local firm? There are hundreds, if not thousands of real estate agents in any given area of the nation. Unless you visit each office and talk with each and every agent, you may not be satisfied that you have chosen the right one.

4. You can look online for agents.

Thy will have a large portfolio of properties and the obvious experience to deal with your house. By looking online, how can you be sure the reviews and listings are true? Just because an agent has a lot of listings, doesn't prove they can actually sell the houses but it does mean they can be convincing to potential sellers.

5. You can always just put names in a hat and draw for an agent. NOT!

That is usually how it feels anyway to pick an agent in this market. Agents can be easily found when they want a listing but may be difficult to find when the listing hasn't sold for months.

The process of finding an agent is difficult. One of the best things you can do is only sign with an agent for a limited amount of time. Agents will try to talk you out this because they know, more than likely, with enough time, they can get some activity on your property. Once they have activity, they know you will be happy and when you are happy, they will be able to hold onto the listing a bit longer. You need to remain in control of selling your house. If you want to work with an agent for 6 months, then agree to that. There is no legal or other binding issue that limits you so do what works the best for you and with what you are comfortable.

Not every real estate agent is the same. It does take work and effort on your part to find one that is different from the rest. Real estate hit an all-time high in the past and many agents were able to just get by with doing the minimum because everyone was buying and selling. It was a great time to be in the real estate business yet it also gave the wrong impression to some agents. They began to think that maybe they didn't really have to work as hard or do as much marketing because properties, in the past, moved without it.
